Benchmark General Contractors will break ground on Monday, Aug. 31 on Gulf Beach Condominium, a new 14-unit residential condominium building at 527 E. Gulf Drive on Sanibel Island. The project, awarded by Gulf Beach Condominium Association in April 2026, marks another significant milestone in the ongoing rebuilding of Sanibel following Hurricane Ian.
The 28,542-square-foot development will rise two stories above parking on a single building footprint and will offer residential condominium living for full-time and seasonal residents. Amenities will include a pool and a dune crossover ramp, providing direct beach access for residents. Construction is expected to be completed by October 2027.
“This project is a reflection of how far Sanibel has come since Hurricane Ian, and how much further this community is determined to go,” said Brad Nickel, president of Benchmark General Contractors. “Fourteen families will call this home, and that means everything to us. Benchmark was built on quality construction in coastal environments, and there’s no place we’d rather put that expertise to work than right here on Sanibel.”
The project reflects Benchmark’s continued commitment to the long-term recovery and rebuilding of Sanibel, where the company has been a leading construction partner since Hurricane Ian devastated the island in September 2022. Gulf Beach Condominium represents one of several multi-family residential projects the firm has undertaken as the island’s community works to restore its housing stock and welcome residents back.
Benchmark’s project team leading Gulf Beach Condominium includes Doug Hrabik as senior project manager. MK Architecture is serving as architect and Michael D. Stewart, P.E., is serving as engineer on the project.
