Planning Commission Approves Permits for Vinyl Seawall

by SC Reporter Emilie Alfino

The Planning Commission on August 13 approved permits to place a vinyl seawall waterward of an existing concrete seawall at 735 Sand Dollar Drive. The application was submitted by Crocker Marine Services Inc. on behalf of property owner Ty Melton.

The property at 735 Sand Dollar Drive is approximately 0.28-acres in size and located in the Altered Lands ecological zone. It was developed with a single-family residence in 1987. The subject parcel is located within the Shell Harbor established neighborhood, which is developed almost exclusively as single-family residences. The parcel is abutted by a public canal to the south; across from the canal is Sanibel Arms Condominium (Resort Housing District).

City staff found the application complies with the general requirements of the Land Development Code for conditional uses, as it relates to no adverse impacts and external compatibility of the proposed improvements.

Ten conditions were placed on the Planning Commission’s approval, including: (1) an as-built survey, (2) an easement agreement with the City of Sanibel in a form approved by City Attorney John Agnew, (3) the color of the vinyl seawall shall be light grey, (4) a 10-foot wide native plant buffer shall be installed along the entire length of the seawall, and (5) a final vegetation plan shall be submitted as a final document for approval by City staff.

The resolution was approved 6-0, with Commissioner Paul Nichols absent.
