It’s not just Island Houses and Condos that are flying off the market!

Here we are midway through April and the buzz is all about our super active real estate market. With only 35 Single Family homes and 47 Condominiums listed for sale on Sanibel right now it makes sense that it is a topic of conversation.

In past years the market for real estate on Sanibel has favored one category or another. If the demand was for Single Family homes, often the Condo and Land demand was less. If the demand for Condos was strong, Single Family homes and Land was less. The demand for Land was often driven, by the inventory of Single Family homes and the price relative to the cost of buying the land and building a new house.

This year we have seen all categories of properties have strong demand – including Lots!

The chart below shows the closed transactions for each category in the first quarter of 2021 and the first half of April 2021. The number of closed units in each category has grown in each of the first 3 months and is likely to be higher still in April based upon the number of units under contract. The number of Active listings in each category is at an all-time low. Typically at this time of the year we would see double the number of listings in each category (or more).

The take-away from all these number is that there aren’t many choices for buyers of Sanibel real estate. Even “build your own” options are dwindling as the number of buildable lots on the island are bought up and built on. Sellers of Sanibel real estate have a great opportunity to sell their property quickly and at a good price.
